The First “Modern” Residential Development on the Seine in 25 Years: Already Half Sold-Out

A residential development on the banks of the Seine offers Marais lovers a change from historical apartments.

Buying real estate in central Paris usually means a search for a building with history: wood floors and moldings, high ceilings, stone walls or marble fireplaces, and the nearly-impossible-to-find elevator. “Modern” buildings conjure up images of box-like layouts, low ceilings, tacky or lackluster finishings – what most buyers try to avoid.  But an ultra-modern development in the 4th arrondissement hopes to change all that. The “Nouvelle Vague” residence will offer 73 apartments, from studios to 4-bedroom apartments with up to 250 m2. Its location, on the Quai Henri IV, is at the southern edge of the Marais overlooking the Seine river.

With stunning views of the river, the glass design buildings are curve shaped to maximize the light and views for each apartment. The individual floor plans are designed with an emphasis on flowing spaces and openness, with the much sought-after balconies or terraces that are rare in Paris. Some of these will have fantastic views of the Seine and Paris, facing southwest toward Notre Dame or southeast to Jardin des Plantes.

Nouvelle Vague looks to be an intriguing and non-traditional addition to the city; Paris’ first new-build property on the Seine in 25 years. LVMH’s much-awaited renovation of La Samaritaine with its Cheval Blanc luxury hotel, retail spaces and offices, and luxury residences alongside social housing, will further revitalize life on the left bank of the Seine.  The project is slated for completion in 2014. Although just recently launched there is already strong interest in the development, with luxury residences being acquired by both French buyers and foreign investors. Already, over half the apartments are have been pre-ordered. Prices start at €505,000 for a studio, up to €3,300,000 for the best of the best.
