Elegance and Gracious Living

This impeccable two bedroom / two bath residence boasts a stylish etoile entry hall, numerous balconies and an open view.  Located in one of the finest buildings on the rue de l’Assomption, built in 1928, these glorious buildings surround the “square Laurens” and form the angle at rue de l’Assomption and rue Theodore Rousseau. The building has a gated entry and impressive marble gallery.  A concierge and an intercom ensure the tranquility of residents. The fourth floor residence is accessed via a large lift that accommodates up to 4 people and was completely renovated this year according to the latest standards whilst the original wooden and glass cabin has been preserved. There are two apartments per floor.  The angle apartment offers a commanding view from all the principal rooms while the bedrooms face the quiet side of “square Laurens”.  The star-shaped entry is large and could easily accommodate a large closet if desired. The three reception rooms open off the grand entry with the beautiful living room in a rotunda shape in the middle. You will notice the renovated parquet with “panneaux de Versailles”, sober moldings from the 30s, beautiful rounded wooden fireplace to fit the rounded wall, and simple and chic décor! The adjoining dining-room easily receives 10 guests. A second living room with an open view of the top of the Eiffel Tower could equally be used as an office, guest’s bedroom or third bedroom. On the other side of the entrance is the private area of the apartment: a corridor leads to the laundry (former guest toilet), the kitchen with eat-in dining area, two bedrooms, one bathroom with toilet and large windows, dressing room, and a small shower room with toilet. The bedrooms and the rounded living room benefit from small balconies. The total surface area of the apartment is 133 m2 (1432 ft²). This property is complemented by a service room of 9m² and a storage room on the 8th floor accessible with an elevator in the service staircase. There is also a cellar in the basement of the building also accessible with the elevator. Heating is collective. Monthly charges are about € 400 (including heating apartment + service room). Annual property tax: 1940 €.

Charges mensuelles d’environ 400 € (incluant chauffage, appartement + chambre). Taxe foncière annuel : 1940 €.

Location

Paris: 16th arrondissement

The bourgeois 16th is still the strong favorite for families looking for good schools, tree-lined boulevards and well-maintained dressed stone buildings.  This large arrondissement, spanning the entire west side of Paris, contains mostly residential neighborhoods, but also a couple of gorgeous parks.  The immense Bois de Boulogne offers everything from horse racing, to boating on lakes, a children’s amusement park, extensive rose gardens, an outdoor theatre and a number of lovely restaurants.  The areas closest to the Arc de Triomphe, Trocadero, and the Place Victor Hugo are the most expensive areas for real estate, while the area to the south along Ave. Mozart to Village d’Auteuil is populated with gated communities of single-family mansions. Historically the home of the French and international bourgeois, the many hôtels particuliers here remain prestigious private homes, or house a number of Paris’ museums, embassies and cultural centers.
