This magnificent Parisian apartment is a true gem, situated within a historic Haussmann building dating back to 1899 and nestled near Avenue Bugeaud. As you step through the English-style gates, you are greeted by the grandeur of the building’s majestic common areas, characterized by cut stone and wrought iron. The apartment itself exudes elegance and sophistication, with every detail meticulously renovated and decorated to move-in ready perfection.

Upon entering the apartment through a discreet vestibule, the original parquet flooring, completely restored and refined in color, unifies all the rooms, setting the stage for the luxurious living space within. The vast reception room serves as the heart of the home, boasting a traditional white marble fireplace, brass embellished ironwork, and mirrored glass, all complemented by three large, full-height windows that flood the space with natural light. With a ceiling height of over 3m20 (approx. 10 feet) and an area of approximately 52m² (560 square feet), the reception room seamlessly integrates a kitchen-dining area, a dining area, and a lounge area, adorned with custom-made seating in burnished wood and plush fabric.

The kitchen itself is a masterpiece of sobriety and precision, offering spaciousness and storage, complete with Miele appliances, two refrigerators, two freezers, and a practical utility room that doubles as a storage and laundry space. The apartment’s 133 m² (1421 square feet) is intelligently divided into well-separated sleeping areas, including a primary suite with an en suite bath, a secondary suite, and a third bedroom or study. Notably, the entire apartment is air-conditioned, with a reversible system (hot/cold air) individualized for each room, complemented by the building’s central heating provided by radiators.

For added convenience and luxury, a dedicated concierge looks after the building and lives on-site, while a cellar in the building is included with the apartment. Additionally, there is the possibility of renting a parking space in the building next door, ensuring hassle-free urban living. To top it off, all furniture is included in the sale, offering a seamless, turnkey transition for the new owner.

As if that weren’t enough, the Paris Property Group sweetens the deal by offering one year of property management and concierge services, ensuring a smooth settling-in process and peace of mind for the discerning homeowner.

Location

Paris: 16th arrondissement

The bourgeois 16th is still the strong favorite for families looking for good schools, tree-lined boulevards and well-maintained dressed stone buildings.  This large arrondissement, spanning the entire west side of Paris, contains mostly residential neighborhoods, but also a couple of gorgeous parks.  The immense Bois de Boulogne offers everything from horse racing, to boating on lakes, a children’s amusement park, extensive rose gardens, an outdoor theatre and a number of lovely restaurants.  The areas closest to the Arc de Triomphe, Trocadero, and the Place Victor Hugo are the most expensive areas for real estate, while the area to the south along Ave. Mozart to Village d’Auteuil is populated with gated communities of single-family mansions. Historically the home of the French and international bourgeois, the many hôtels particuliers here remain prestigious private homes, or house a number of Paris’ museums, embassies and cultural centers.
