The property has been expertly renovated and decorated to move-in ready perfection. Every detail has been well thought out, blending modern amenities with historical charm.

Located near Avenue Bugeaud, between the Place Victor Hugo with its shops and cafés, and the Palace Saint James, this Haussmann building dates from 1899. The property is separated from the street by English-style gates, revealing majestic common areas, all in cut stone and wrought iron. The oval staircase is remarkable.

A small vestibule provides discreet and private access to the apartment. The original parquet flooring, completely restored and refined in color, unifies all the rooms. The entrance, marked by an attractive combination of plaster and gray stone, sets the tone for the apartment. Guests leave their outer garments in the large, practical walk-in closet before entering a vast reception room centered on a fireplace that blends traditional white marble, brass embellished ironwork and mirrored glass. This main room features three large, full-height windows. The space is generous, with a ceiling height of over 3m20 ( approx. 10 feet) and an area of approximately 52m² (560 square feet), including a kitchen-dining area, a dining area and a lounge area. The dining area features a long table and custom-made seating in burnished wood and plush fabric. The furniture and decoration choices flow progressively throughout the apartment, creating a harmonious feeling throughout.

The kitchen combines sobriety with precision, offering spaciousness and storage,: Miele appliances, two refrigerators, two freezers, and a very useful utility room that doubles as a storage and laundry room.

The rest of the 132m² apartment (1421 square feet) is divided into well-separated sleeping areas: the primary suite, with en suite bath (including a shower, double sink, Japanese toilet, window).  The bedroom is furnished with a magnificent headboard, a mirror concealing a TV, and has a large dressing room.   There is also a secondary suite (including a Japanese toilet, shower room, and bedroom with walk-in closets); plus a third bedroom or study.

The entire apartment is air-conditioned, with a reversible system (hot/cold air) individualized for each room. The building’s central heating is also provided by radiators.

A concierge looks after the building and lives on site. A cellar in the building comes with the apartment. There is also the possibility of renting a parking space in the building next door.

All furniture is included in the sale, for a smooth, turnkey transition.

Location

Paris: 16th arrondissement

The bourgeois 16th is still the strong favorite for families looking for good schools, tree-lined boulevards and well-maintained dressed stone buildings.  This large arrondissement, spanning the entire west side of Paris, contains mostly residential neighborhoods, but also a couple of gorgeous parks.  The immense Bois de Boulogne offers everything from horse racing, to boating on lakes, a children’s amusement park, extensive rose gardens, an outdoor theatre and a number of lovely restaurants.  The areas closest to the Arc de Triomphe, Trocadero, and the Place Victor Hugo are the most expensive areas for real estate, while the area to the south along Ave. Mozart to Village d’Auteuil is populated with gated communities of single-family mansions. Historically the home of the French and international bourgeois, the many hôtels particuliers here remain prestigious private homes, or house a number of Paris’ museums, embassies and cultural centers.
