Buyers Wanted: Paris Olympic Village Selling off as Residential Housing

The 2024 Paris Olympic Village is entering its next phase as construction teams begin converting the athlete accommodations into permanent residential housing. This urban development project, spanning multiple communes in Seine-Saint-Denis, represents a significant addition to the Paris housing inventory.

Housing Minister Valérie Létard visited the site earlier this week to review the progress of the 2,800-unit development. “These units were constructed following strict environmental standards, with attention to social diversity and universal accessibility,” the minister noted during her visit. The development authority confirms a September 2025 target for complete delivery of all units.

Current market data shows varying availability across the handful of developers commissioned to sell the properties. The public development authority reports that 50% of their allocated units remain available, while private developers report different figures. Vinci Immobilier has adjusted initial pricing in response to market conditions, and Icade reports 81 sales out of their 144-unit allocation.

Technical Conversion Process

The transformation involves a complex series of modifications scheduled through spring 2025. Workers are currently removing temporary partitions and replacing temporary flooring with permanent installations. The removed materials will be repurposed for future construction projects, aligning with sustainability commitments.

A significant portion of the work involves converting the athletes’ bathroom facilities into residential kitchens and living spaces. The public development authority’s director notes that while the technical aspects aren’t particularly complex, the scale and timeline necessitate an industrial approach to completion. The development faces several practical challenges as it transitions to residential use. Beyond basic conversions, teams must address various repairs, including wall damage and window replacements.

The project aims to create housing for 6,000 residents, marking a significant addition to the local housing inventory. The timeline remains tight, with multiple construction phases running concurrently to meet the September 2025 delivery deadline.
