Rare very large reception and family apartment: This duplex is not only created by the association of two apartments of 130 m² each, but also due to passion of the sellers for the  sober and modern spirit of the 1930’s resulting in a great architectural work following 18 months of renovation.

Arriving at the 5th floor provides a 70 sqm single reception room connected on one side, to the entry, with a 20 sqm open kitchen, and on the other side with a balcony-terrace with open views to the west. This vast reception area flooded with light was made possible by the removal of two load-bearing walls that once segmented the apartment: the structural reinforcements that were needed are totally invisible. A project of this magnitude is unique in an emblematic building of the 1930’s. This main level also features a guest bedroom with bathroom and a guest WC.

The central focus of the apartment is the interior double-flight stairway – a wonder in itself: you will be told about all its extraordinary aspects that make it so unique! Le Corbusier or Jean Prouvé would be envious.

The 4th floor is the family space, perfectly isolated from the reception area: there is a large free space, the parental suite with balcony terrace, another room with its connected bathroom and 2 or 3 other bedrooms sharing a shower room and separate toilet. Finally the former location of the kitchen of the 4th floor is now used as a leisure room, but could become another bathroom or sports room or spa…

From a general point of view, it emerges from this apartment an identity both sober and singular by architectural and design elements that at first glance are imperceptible but that meet each other in a beautiful harmony.

The attention to detail and the perfection of the implementation testify to its luxury, as for example: all the windows were redone on the exact model of the original windows but now allow a better comfort with electric shutters that are totally concealed; The impeccable and complex lay-out of the marble makes it even more elegant; radiators made to measure and in the spirit of the Bauhaus pioneers;

Libraries reminiscent of a Charlotte Perriand classic; or all the doors of the rooms that have been made to provide silence.

In addition, it is possible to have parking nearby (rental) and a service room (price in addition). The building is perfectly managed, benefiting from the services of a full-time concierge. The stairwell and elevator with its original cabin are very spacious. Finally even the service staircase has a big lift.

The apartment enjoys beautiful sunshine in the morning in the kitchen and guest rooms and the in afternoon until the sunset on the entire reception and family rooms.

No vis-à-vis and unobstructed views several hundred meters away over calm and greenery (view of the park of a former convent, now converted into The Bolloré foundation). The area is well connected, but very quiet, such an ideal refuge for families wishing to stay close to the beating heart of the 16th and 8th districts but privileging their tranquility above all.

Paris: 16th arrondissement

The bourgeois 16th is still the strong favorite for families looking for good schools, tree-lined boulevards and well-maintained dressed stone buildings.  This large arrondissement, spanning the entire west side of Paris, contains mostly residential neighborhoods, but also a couple of gorgeous parks.  The immense Bois de Boulogne offers everything from horse racing, to boating on lakes, a children’s amusement park, extensive rose gardens, an outdoor theatre and a number of lovely restaurants.  The areas closest to the Arc de Triomphe, Trocadero, and the Place Victor Hugo are the most expensive areas for real estate, while the area to the south along Ave. Mozart to Village d’Auteuil is populated with gated communities of single-family mansions. Historically the home of the French and international bourgeois, the many hôtels particuliers here remain prestigious private homes, or house a number of Paris’ museums, embassies and cultural centers.
