Parisian charm with an Eiffel Tower View!

Step into your new home in Paris! This stunning apartment features a quietly sophisticated neutral palette. The original decorative touches capture the romance of Paris, yet the space is so comfortably well designed you might just decide to stay in and curl up with a book.

To the left of the entry is a modern bathroom with shower, toilet and sink. The shower offers an over-head rain shower. A skylight opens the luminous space, adding to the multiple light fixtures and providing ample lighting over the pretty sink and mirror. Glass shelves surrounding the sink are one of many luxurious touches for practical storage.

Beyond the bathroom is the charming bedroom area in its own alcove, featuring a queen-sized bed, large mirrored closets and heavy curtains that can be opened during the day to connect living room and bedroom. A large window makes the room luminous and the crystals of the antique chandelier in the bedroom sparkle brilliantly.

With high ceilings, pale beams and a gorgeous antique crystal chandelier, the living room is filled with light and is a spacious comfortable room in which to relax, cook, dine, watch TV and catch up with friends. What we love are the classic cabinets and high end kitchen appliances combined with the historic patina of original beams and beautiful antiques such as the dresser, dining table and unique pieces of art – all sourced from various Paris antique stores.

The result: an elegant and thoughtfully designed apartment that is both practical and stunning. Add to that the luxury of Paris Perfect custom linens and 850 gsm towels, professional staff nearby to answer questions and help – your perfect place in Paris!

That view!

The apartment is located on the 5th floor of a classic Haussmanian style building with large French doors and a small balconette over-looking panoramic views of Paris and the Eiffel Tower. Located near rue Cler in a true Parisian neighborhood, with numerous Patisseries, Boulangeries (yes, there’s a difference and you’ll delight in discovering it), fromagerie’s, delicatessens, wine shops, greengrocers, butchers, affordable and excellent bistros and cafés of the area. The sign of a true Parisian quartier is how many pastry shops and boulangeries are located within one square mile – and the answer in the 7th is more than you can count. It means real Parisian families live here, shop here (and keep the prices down). You’ll love exploring the many choices of shops, restaurants and trateurs in the area – deciding where to buy your daily baguette, to sitting down to a glass of wine and cheese from the best cheese shop in Paris while watching the sun set behind the Eiffel Tower.

Outstanding Design

Cremant de Bourgogne is named after the Burgundy wine and sunny region it comes from. It’s a stunning spacious studio with bedroom nook, selected for its prime location, just around the corner from the famous rue Cler open air market. Measuring 260 square feet it’s an amazingly spacious apartment and design. We’re proud it’s won recognition as one of the best apartment remodels as seen in several blogs*** (and it will be featured in French Style magazine in a few weeks). With fifth floor views over the neighborhood, including the Eiffel Tower and its wonderful sunset and light show – the apartment offers a wonderful pied-a-terre in Paris and long-term investment potential.

In 2016 the apartment was completely renovated and has been featured in numerous publications. Thanks to partners Huff Harrington, a total renovation preserved the historic features such as the original oak beams and combined them with all the important upgrades – from Air Conditioning to a built in kitchen, modern shower and more. The central location on Paris Left Bank in the 7th means your perfectly located to explore this bustling neighborhood, Paris and beyond. You’ll enjoy reading these blogs about how we found it and turned it into a gem.

How will I choose my weeks?

This is a great problem to have, and one that has no bad answers.  You’ll have two blocks of two weeks each. Will you come in the warm weather, when things slow down and you feel like you have parts of Paris all to yourself? Will you come in the cooler months when the social season is in full swing and there are abundant activities to choose from?  Here’s a look at what is great about every season:

Spring: Paris blooms early, often in February or March, and can be quite warm by May.  The gardens and parks are all in bloom; it’s a great time to add on an extra leg to your Paris weeks with side trips to other spots in Europe (that’s what the French do!). Hitting one of the farmers markets and eating a picnic while sitting on your balcony is a great idea in spring. Explore trendy market streets and the surrounding neighborhoods like rue des Martyrs in the 9th, rue Mouffetard in the 5th, Marché des Enfants Rouge in the 3rd, and Marché d’Aligre in the 12th.

Summer: The banks of the Seine are converted into beaches and pedestrian areas, lined with pop-up venues to eat and drink while watching the river go by. The café scene is alive as the French still in Paris try to soak up all the sun they can.  It’s a great time to take day trips into the country side to explore.  The Loire chateaux, Champagne, and Bordeaux are all within two hours by train.

Fall:  After the summer break, the city picks up its pace in the Fall.  Join an expat group to make local friends, and get in on the walking tours, cooking classes, wine dinners, and excursions that fill up the fall and winter social calendar.  Fall is also a great time to add onto your weeks visiting elsewhere in Europe, before or after your stay in Paris.

Winter:  Winters are mild in Paris; often a leather jacket and scarf are enough.  With fewer holidays and vacations breaking up the calendar, the expat social scene is in high gear October through April.  Christmas is a treat with the city in lights and all the holiday markets in the month or so before.  There is ice skating at the Grand Palais and in front of Hotel de Ville.  This is the time of year to try all those new restaurants, since there is less competition for reservations.  Explore all the covered passages with their holiday lights.  Your new local friends are mostly around during this period, so it’s a good time to build your network.

Q: This is Paris Perfect’s second fractional property, can you describe why you decided to go this route and how it is different from how you manage your other properties?

A:  The reason we decided to go this route is because we have an advantage — a complete operation to manage care of apartments in Paris. Our Cairanne property sold out quickly thanks to the trust our former guests and purchases have in us. We will use the same French operating company as Paris Perfect with maintenance staff, to housekeepers, office and even our own laundry.  Managing a fractional is an extension of the same service we’ve been offering for the past twenty years.

Q: How is the annual budget set for the property?  Are there any additional costs?

A: All of the costs to manage the apartment including building charges, syndic, utilities, taxes, turnover / cleaning, management, supplies, and a 5 to 10-year depreciation cycle for appliances and normal wear and tear, are included in the low annual fee paid by each owner. A substantial portion of the annual fee is set aside for a longer term maintenance fund for the apartment and building.

Q:  Will we need a French bank account, or be liable for taxes in France?

A:  No, taxes will be paid by the US companies which will own the apartment through a French SCI.  Your ownership share can be sold or left to heirs as shares of a US company.  These ongoing expenses are already factored into the annual fee detailed above.

Q: If there is any conflict among the owners, how is it to be resolved? If an owner doesn’t contribute their share or abide by the agreement, is there a system/process in place to resolve it?

A: The company that controls the apartment is a US company and yes the contract will have a system in place to resolve conflicts or issues.  Paris Perfect will manage it, not hand it off to a management company.

Q: If an owner wants to exit, will there be a chance among the other owners to purchase the share first? Is there a defined exit process for an owner who wants to sell their share?

A: Yes it will be a defined process. Other shareholders will have the first priority. We expect the share value to appreciate with the market.  Our experience is that the shares are very liquid and sell relatively easily for desirable properties.

Q: Will Paris Property will rent out Cremant when not in use by the owners, and do you have an estimate of that revenue?

A:  No the apartment will not be rented out when not in use due to current restrictions on short term rentals in Paris, though owners can make whatever arrangements they like with friends, family and other owners.

Q: If we wanted to secure a share, do you need a deposit or the funds upfront?

A:  We will have a deposit and reservation contract available soon, with the full information package shortly thereafter.

Paris: 7th arrondissement

Quintessential Paris, the 7th is divided into distinct neighborhoods each with a different feeling. The areas near Champs de Mars and bordering the 6th tend to be more highly prized, while the area near the 15th can feel very residential and quiet. On a sunny day, the 7th is perfect for strolling through the gardens of the gorgeous Rodin museum, or sitting on the Champ de Mars in the shadow of the Eiffel Tower, enjoying a picnic. The charming rue Cler abounds with produce, meat, cheeses, breads, spices and more are on offer, flanked by plenty of sidewalk cafés. The 7th is also home to many government offices, ministries and the Assemblée Nationale, seat of the French parliament. Sought after for it’s central location, proximity to parks and it’s spacious feeling, real estate in the 7th is the second most expensive in Paris, right behind the 6th. The Carré des Antiquaires, north of the Boulevard Saint Germain toward the Seine, is one of the most coveted residential addresses in the city.

Average price: 14,687 €/m2; -3.5% over 1 year, + 24.7% over 10 years

Stratospheric prices are becoming the norm in the 7th due to sustained interest by both foreign investors and residential buyers, and a general shortage of apartments on the market. Prices in the 7th are among the most expensive of anywhere in Paris, behind only the 6th.  The area around the Champs de Mars, Invalides and rue Cler are pricey, especially if they have a view.  The Carré des Antiquaires area bordering the 6th is where you’ll find some of the steepest prices.
